Tenant Qualifications:

  • Deposit Alternative: Instead of a traditional security deposit, we utilize the TheGuarantor program, which requires a one-time Deposit Coverage Premium.
  • Background Checks: Mandatory for all residents aged 18 and above.
  • Eviction History: Applicants with a history of eviction will not be eligible.
  • Credit History: We cannot approve applicants with recent collections, excluding student or medical debt.
  • Criminal History: Felonies generally disqualify an applicant, but misdemeanors are assessed individually. Incidents involving theft or violence automatically disqualify.
  • Bankruptcy: Applicants with bankruptcy filed within the last four years are ineligible.
    Credit Score: A minimum score of 550 is preferred.
  • Income Requirements: Your net income should be at least 2.7 times the rent (e.g., for a $875 one-bedroom, you need a minimum monthly income of $2363). If you prefer not to link your bank for payroll verification, three recent bank statements are required. Opting out of bank linking may delay the application process. Applicants should have at least one month’s rent in savings.
  • If Moving from Out of State: Provide a transfer or offer letter from your employer. Out-of-state applicants must tour a unit before opting for the deposit alternative.
  • Payment Methods: Please note that we do not accept cash, direct bank transfers, or payments through Zelle, Venmo, or similar platforms. We will never request payments through these channels.
